My Airbnb House Guide, from a Superhost

House manual for Airbnb hosts.

I’m a nerd, a writer, and an Airbnb host. Superhost to be exact.

So, when I decided to put my place up for rent in July of 2018 to make some extra cash while I bootstrap a startup, I gravitated toward setting up a house guide to organize things. The doc was an outline at best to start. Over the course of about 100 guests, the doc evolved to a much beefier piece. There are some stories and lessons learned, so I thought I’d share the doc and the stories together.

About the listing

My house is a 5 bedroom, 2 level ranch house with a daylight basement. I share it with my two dogs. My bedroom has a master bath, and the 4 guest rooms split usage of the other two bathrooms in the house. Two bedrooms are on the main floor, two downstairs.

I rent it in 3 configurations:

Mostly I just rent the two rooms. 4 bedrooms is a lot of laundry, and the whole house is more of an opportunistic option. If I am going away for a popular weekend, I’ll put it up.

However, I don’t love renting the whole house. Every time—despite how much I stress dogs live in the house—they complain…
